The issue arose from both surface runoff and subsurface water flowing downhill from the rear and side yards of neighbouring properties. Without a strong drainage system to intercept this influx, the water was forced to flow underneath the house.

Developing an Effective Drainage Solution

CS Plumbing devised and implemented a gravity-fed French drain system specifically designed to capture and redirect water before it could reach the foundation of the home.

The project comprised several key components:

  • A French drain system meticulously engineered to gather surface and subsurface water from neighbouring properties, directing it via gravity to a concrete pit.
  • A 100mm PVC pipe extending from the pit to the curb, featuring strategically drilled holes in the curb to ensure efficient discharge.
  • Replacement of the original smaller downpipes with three new, larger-diameter Colorbond metal downpipes, connected to new 100mm PVC piping leading to the curb.
  • A retaining wall system constructed along the boundary, using concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a sturdy barrier against the adjacent yard.
  • Efficient on-site soil removal, facilitated by a dumper for smooth site management.

What Measures Can You Implement for Efficient Water Management?

The newly installed drainage system now effectively captures both surface and subsurface water at the property boundary, ensuring it is redirected away from the home. This solution offers the homeowner a durable and low-maintenance option that protects their foundation, flooring, and the substantial investment made in renovations.
